Job Description
SUMMARY:

The ELC will report to the Vice President of Real Estate and Hotel Development and be charged with overseeing all aspects of commercial real estate leasing. The ELC primary responsibility is to support company operations manage space requirements necessary to achieve business objectives. The ELC will be responsible for all leasing activities including initial requirements assessments and programming, site selection criteria, site surveys, final selection, lease contracting and ongoing lease administration. The ELC will also have indirect reporting to Accounting and Finance team for reporting, financial and monthly management reports.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

- Builds and maintains close working relationships with senior business unit leaders and executive management to stay aligned with and ahead of business drivers and initiatives. Seamlessly collaborates with the Legal, Finance and Administrative organizations.

- Ensures all lease contracts are negotiated with the best possible terms and conditions which meet Company’s short and long term business initiatives.

- Leads the development of portfolio-wide performance monitoring, assessment tools and communication reports which address operational, occupancy and financial considerations.

- Develops and administers best practice leasing processes which ensure work product and strategies align with top-level business interests and objectives.

- Develops productive broker relationships in markets where business units reside and operate

- Assist in strategic thinking and planning to minimize lease costs and maximizing efficiencies of space leased by NANA.

- Constantly reviews leasing processes and controls and provides initiatives which generally improve transparency, reduce expenses, increase productivity, improve communication, and deliver an exception customer service delivery experience.


THIS POSITION REQUIRES:

The ELC position requires a candidate with expertise managing a commercial real estate lease portfolio. He/She must be an exceptional negotiator with abilities to recognize opportunities, spot and leverage strengths and weakness and always strive to define and manage cost saving initiatives. To be successful, he/she will need to be highly persuasive and credible to earn business unit and senior management trust. This position must balance tactical, day-to-day issues with over-arching strategic positions and objectives.

The ELC will be responsible for ensuring all leasing contracts meet business, legal and risk requirements. In conjunction with the position’s own review of contracts, the ELC will coordinate closely with inside and outside legal counsel (as required), brokerage, insurance, tax, finance, risk, business units and the NDC administration. The ELC is fully responsible for ensuring that all lease contracts submitted for executive management approval, meet all these review processes and procedures.

The ELC will have the responsibility of developing and implementing uniform best practices and procedures that insure the Company continues as a world-class leasing organization. Develop leasing policies that lead to more effective asset utilization, improve service performance and reduce total occupancy costs.

The ELC must be customer focused, engaging and provide tools for soliciting involvement, feedback and performance measurement.

Qualifications:

- Undergraduate degree and/or advanced degree in a related discipline required. MBA and Industry Accreditations are valued.

- Candidate should have a minimum of 5 years experience with extensive leasing management responsibilities.

- Expertise in commercial brokerage on either or both the landlord and tenant side is very valuable. Alaska brokerage license a plus.

- Highly effective in lease, purchase and contract negotiations.
Ablity to identify strengths, weaknesses and leverages, which result in the lowest possible costs and the best possible terms.

- Sharp financial, analytical and problem solving skills with ability to build clear and persuasive spreadsheet analysis.

- Detailed orientated, have strong planning and time management skills and deadline driven to meet the day to day affairs of a diverse enterprise.

- Strong communicator with excellent listening skills able to translate needs into client requirements.

- Ability to ascertain and develop strategic resources and delegate effectively.

- Clearly focused on providing an exceptional customer experience.

- Strong interpersonal, verbal, written, communication and presentation skills. Commands respect in straight-forward dealings with clients, staff, brokers and real estate industry.

- Strong computer skills
