Job Description
This individual must have experience performing the following:

• Managing the process to deliver the initial fee
• Planning, projecting and reporting all expenditures in an accurate manner and on a timely basis
• Enforcing project safety plans without exception
• Following corporate processes from inception to close-out and transfer to warranty
• Ensuring timely submission and collection of monthly pay requests
• Risk management
• Change order management
• Project procurement
• Establishing, maintaining and updating the project schedule
• Monitoring schedule performance regularly and taking corrective action immediately
• Enforcing project quality control per contract documents and CCC guidelines

In Conjunction with Sr. Project Manager, this position will:
• Develop guaranteed maximum price proposals in conjunction with pre-construction services
• Develop general conditions in conjunction with pre-construction services
• Develop bidders list in conjunction with pre-construction services
• Develop project bid packages
• Develop project schedule in conjunction with Superintendent
• Conduct pre-bid and post-bid subcontractor meetings
• Execute subcontract buy-out process, including subcontractor negotiations, in an accurate and timely manner
• Prepare and administer all subcontracts and purchase orders
• Prepare for corporate project orientation meetings within 30 days of project start
• Prepare project-specific owner policy and procedure manual
• Manage all owner deliverables during pre-construction
• Direct and maintain the CCC quality program on each project
• Hold regular meetings with subcontractors and suppliers to resolve cost and schedule issues on a timely basis
• Conduct mandatory project-planning meetings, monthly job progress meetings, and project close-out meetings

The candidate must have at 10 years experience managing construction projects of at least $15M-$20M

Must also be proficient at estimating, scheduling, and have financial skills such as job cost forecasting.
